Whether you’re buying or selling property, a property inspection provides peace of mind as you make purchasing decisions. According to a recent study by the American Society of Home Inspectors and the National Association of Realtors, 8 out of 10 homebuyers order a home inspection as part of contract negotiations. Buying a home is one of the most important purchases you will make in your lifetime.  Make sure you know the true condition of the property. 

Why is a Pre-Listing Inspection Important?

Selling a home can be rewarding. It can also be stressful. You can protect yourself, make your home look at its best in a competitive market, attract more offers and sell your home quickly by having your home inspected before you place it on the market.

The benefits of a pre-listing inspection include:

The Value of Construction Inspections 

Buyers of re-sale homes almost always have their homes inspected by a professional inspector.  Buyers of new homes, however, often do not take this important step.  There are several reasons for this error in  judgment:

  • The buyer is getting a brand new home, and thinks that the inspection is an unnecessary added cost.
  • The buyer feels that they are protected by the builder's on-year warranty for workmanship, plus extended structural warranty.
  • In many cases, the home is inspected by city inspectors as part of the permitting process.
  • Buyers believe that they can rely on the builder's reputation.
  • The builder is resistant to the idea of third party inspections.
  • Buyers are not aware that a home inspection is a recommended alternative.
  • The buyer plans to "keep an eye" on the construction.
  • The construction of a home is a big project involving many contractors and suppliers.  As the buyer and homeowner, you are the financer and recipient of the final product.  If you are like most people, this is your biggest investment.
  • Understandably, most people wish to establish a good rapport with their builder.  They must rely on the builder throughout the job, for warranty and service work at completion.  They feel that they need the builder's friendship and good will, and do not want to risk damaging the relationship.

You will need to come to terms with this in your own mind.  Do not allow your anxiety about the construction process to obscure the fact you have a business relationship with your builder.  You are working together under a contract.  It is reasonable to be cordial and respectful while maintaining the right to bring up problems and concerns.  At some point, you will need to tell the builder what is not acceptable to you.  It is best to hire an independent property inspector to represent you in the finding of the inspection.  This removes you from the awkwardness of having to deal with the builder.  (Sections taken from Roseling Hejl article.)

Property buyers cannot always attend the final walk through for the home they are purchasing.  Final walk throughs should be conducted on all homes being purchased.  Whether you are out of town, out of state or you would like to accompany the inspector to the inspection to know what to look for before your closing date, we will conduct a final walk through inspection for you, whether it is for a new construction home or a resale. You will be able to have piece of mind and a report listing items that should be addressed before closing.

Inspection savings

Even if you are familiar with the systems in a home and perform a thorough walk-through of your new property, it can be easy to see things through “rose-colored glasses.” After all, this may be the single largest investment of your life. An objective property inspection report not only saves you time, it gives you a clear, concise checklist of information regarding your home or commercial property and an understanding of the current condition of all major systems. This is true on both existing and new housing stock.

For some, it’s easier to understand that an older home will be in need of some maintenance and repairs. After all, you are purchasing a “used” piece of property. A new home can be just as demanding and expensive. According to a National Association of Home Builder’s study on new home buyer callbacks released in March 2006, home builders receive an average of three callbacks on each new home they build and spend an average of $476 on repairs. The top five problems include, paint, wall board, plumbing, doors and windows. Having a home inspection completed prior to closing on a new home, means you move in after problems are fixed so you can enjoy your new purchase.
